Grant assistance to help landlords meet the Minimum Energy Efficiency Standards

The Green Homes Grant was introduced by the Government on 30th September to help homeowners, including landlords, improve the energy efficiency of their properties

This is a unique opportunity for landlords to get government help with the cost of energy efficiency works to their property. While landlords will have to pay for some of the work, the upgrades will still be required when the grants are no longer available.

At present, landlords can only let out a property if it has an EPC with a rating of E or higher unless they have a valid exemption as they have spent up to £3,500 on improving their property in the relevant timeframe.

The Government consulted last year on how best to raise the minimum energy efficiency standards in homes to an EPC rating of ‘B’ or ‘C’ by 2030.  This deadline is only 10 years away and Government grants are not always available. By utilising the Green Homes Grant while it is available, landlords may be able to reach the future minimum standard at relatively low cost.

The scheme works by issuing vouchers that cover up to two thirds of the cost of qualifying improvements up to a maximum of £5,000. The voucher can be used towards the cost of installing insulation or low-carbon heating improvements as a primary measure. There is also the opportunity to install other ‘secondary’ measures.

The work has to be delivered by installers that are registered through the Trustmark scheme. It is important to note that work should not start until the voucher has been issued. For full details of the scheme and how to apply see www.simpleenergyadvice.org.uk
