Identifying illegal activity in residential property

Course Content:

As front-line housing professionals we will invariably encounter some instances of illegal activity taking place in the properties which we let and manage. This may be identified through on-site inspections, or through dealings with occupiers. Our role is to escalate these issues to the relevant authorities whilst continuing to effectively manage the tenancy and keep our staff safe. In this session we will consider the legal and moral duties placed on us, how to protect ourselves, our colleagues and our tenants whilst ensuring that our organisation’s asset (the property) remains intact.


Learning Outcomes:

·         Know the types of illegal activity that we may encounter when working with tenants; from cannabis farms, cuckooing, modern slavery and dealing with fire arms.

·         Understand ‘red flag’ warning signs that front line officers need to look out for when carrying out site inspections and when working directly with occupiers

·         Know your legal and moral duties when illegal activity is suspected

·         Know the support available from partners and stake holders to assist in managing the situation

  • Understand how to protect ourselves, our colleagues and vulnerable occupiers from illegal activity
