New Property Database: Dates & Cost Confirmed

Another important part of the Renters’ Rights Act is on its way.

The Government is preparing to roll out its new ‘Register your rental property’ service this winter, with the requirements being introduced region by region across England.

If you are a landlord of an assured or regulated tenancy, you will need to register yourself and each property you rent out.

What East Midlands landlords need to know

For properties in the East Midlands, the key dates are:

15^th February 2027 – the regulations come into force
14^th May 2027 – deadline to register

There will be an annual registration fee of £65 per property, with registration needing to be renewed each year. Failure to register could result in enforcement action and a financial penalty so we are keen to ensure everyone is aware of what needs to be done.

Registration deadlines are based on where the rental property is located, rather than where the landlord lives.

What information will you need?

It is worth starting to get your records in order now. Landlords will need a GOV.UK One Login and will be asked to provide information about themselves, their property and the tenancy.

This will include details such as the property address, number of bedrooms and occupants, rent charged and whether the property requires an HMO, additional or selective licence. Landlords will also need to provide gas safety, electrical safety and Energy Performance Certificate information.

If you use a letting agent, there is another important point to note: the landlord will still be responsible for starting and completing the registration process. Agents and property managers will be able to help provide some of the required information, but responsibility will remain with the landlord.
