Awaab's Law
The Ministry of Housing, Communities and Local Government has today launched a consultation on extending Awaab’s Law to private rented sector tenancies and certain types of accommodation occupied under licence.
As you may be aware, Awaab's Law currently sets legal timescales within which social landlords must fix health and safety hazards in their properties. The government is committed to extending Awaab's Law to the private rented sector, and the consultation seeks views and evidence on the best approach to doing this, including timeframe for bringing these requirements into force for privately rented homes. In addition to private rented sector tenancies, the consultation also seeks views on whether we should apply Awaab’s Law to protect residents in three specialist types of accommodation occupied under licence: temporary accommodation for homeless households, supported housing and care leaver accommodation.

The consultation closes at 11.59pm on 18 December 2026. Please feel free to share it with relevant colleagues, members or networks. Enquiries can be sent to awaabslawconsultation@communities.gov.uk.
